Danbury is the most competitive town on this list and the numbers say it twice. Sale to list actually climbed to 102.7%, and 35 of 61 sales closed over asking. Price per square foot jumped 7.2%.
The median dipped 1% but that is mix, not weakness. Danbury sells everything from a $68,000 mobile home to a $1.2 million house, so the median moves around based on what happened to close that month.

New Milford has the tightest inventory of the five towns at 1.8 months. It also got faster, 31 days down to 24.5, one of only two towns that did.

This is the best-value town in the group at $293 per square foot, and buyers priced out of Brookfield and New Fairfield are finding it. Bigger small sample warning: 7 sales. Sherman is a small town and one or two big closings swing every number on this table. The 32% median drop is almost certainly mix, not a crash.
