Buyers looking at Candlewood Knolls almost always ask the same two questions in the same order. What is it like to live there, and can I keep a boat.
The first question is easy to answer and I have compared the New Fairfield lake communities directly. The second one is where people get surprised at closing, because a Candlewood Knolls boat slip is not something the house comes with. It is something you apply for, every single year, and it has requirements that catch new owners out.
Slips are attached to residency, not to a deed
Candlewood Knolls Community, the corporation that publishes the marine rules and runs the slips, is direct about it: boat slips are for Candlewood Knolls residents only. The community has approximately 94 slips, along with jet ski docks, wall spaces and kayak racks, spread across North Beach, South Beach and Middle Beach.
Read the word "approximately" and the word "rent" together, because they carry the whole point. Ninety four is a fixed number for a community of considerably more than ninety four households. A slip is rented for a season, not conveyed with a property, and the fact that the previous owner had one is not a guarantee that you will.
There is also a published order of priority, and it is the real answer to whether you can get one. Slips are filled each year in this sequence: Candlewood Knolls Community stockholders who held a slip the previous year, then CKC stockholders requesting a new slip by date of request, then non-CKC-stockholder property owners who held one, then non-CKC-stockholder property owners requesting a new one, then Knolls renters who held one, then renters requesting a new one. Whether the property comes with CKC stock therefore decides where you enter that queue. Alongside it: a property owner must be current on Candlewood Knolls taxes to rent a slip, there is one slip per property owner or renter unless slips go unrented, the owner and the renter of the same property may not both hold one, and the boat must be registered and insured in the name of the person requesting the slip.

The insurance requirement almost nobody mentions
Here is the detail that surprises buyers most, and it is published in the community's own marine rules rather than hidden anywhere.
To rent a slip, a jet ski dock or a wall space, you must supply a copy of a valid boat or personal watercraft registration, and a copy of your watercraft insurance declaration pages, not an insurance ID card. The declaration pages are required because they show dates of service and coverage amounts. The rules set a minimum of 300,000 dollars of liability and property damage insurance, in the renter's own name.
And it is not a one time filing. The marine page states that current registration and current proof of insurance must be provided every year, and that payment will not be accepted without them.
If you are buying with a boat already, this is a phone call to your insurer rather than a problem. If you are buying and intending to buy a boat afterward, it is worth knowing that the slip paperwork and the boat purchase are linked, and that the coverage has to be in the name of whoever is renting the slip.
The season is shorter than the calendar suggests
The community posts its in and out dates. Boats go in the third week of May, tentatively, and come out on Columbus Day Monday.
That is roughly a twenty week season. For a buyer running the numbers on a second home, or weighing whether to rent the house out for part of the year, the usable boating window is the number that matters rather than the twelve months of carrying cost. The lake is also drawn down every winter, sometimes considerably further than the routine schedule, which is worth understanding before you plan around a dock. The second line on the tax bill
Note that two different bodies are involved here. Candlewood Knolls Community is the corporation that runs the beaches and the slips. The Candlewood Knolls Tax District is the taxing body that appears on the state's list. The paragraphs above are the Community's rules; the paragraphs below are the District's rate.
Candlewood Knolls is organized as a special tax district, so a house here carries two rates on the same assessment: New Fairfield's, and the district's.
On the state's fiscal 2026 list, the Candlewood Knolls Tax District rate is 5 mills. The five fiscal years read 7.73, 8.58, 8.49, 8.86 and 5.
Do not read that last figure as a tax cut. Fiscal 2026 rates sit on the 2024 grand list, and New Fairfield revalued. The town's own rate fell from 36.52 to 26.33 in the same year. When assessments rise, a district collecting the same budget needs fewer mills to collect it, so the rate can fall while the bill does not. What to actually verify before you write an offer
- Slip availability and your place in the priority order, in writing, from the Candlewood Knolls Community office. Not from the listing, and not from the seller's recollection.
- Whether there is a waiting list, and where a new owner enters it.
- The current year's marine rules, since the community notes they are updated and asks renters to review before signing.
- Your insurance, specifically whether your policy will issue declaration pages showing at least 300,000 dollars of liability and property damage in your name.
- The district rate and your assessment together, rather than the rate alone.
