Lake Waramaug has 656 acres of water and, according to the state, exactly one place the public can reach it. That single fact organizes everything about buying on the lake: who launches where, why every motorboat is inspected, why the shore road fills with cyclists on an October Saturday, and why a listing "near the park" means something different here than it does on Candlewood. The state's own page for Lake Waramaug State Park, updated August 17, 2026, says all of it plainly. Here it is, quoted as printed, with what each line means for a buyer in Kent, Warren or Washington.

The park in the state's words
The page calls the park "just 95 acres" and says "the state purchased land for the park in 1920, offering the only public access on the lake." Under swimming it repeats the point in the sentence that matters most to an owner: "Mostly surrounded by private homes, the state park beach is the only public access point on this massive 656-acre lake." The address is 30 Lake Waramaug Road, listed as Kent/New Preston. Hours are "Open Daily (8:00 a.m. to Sunset)." Two rules sit at the top: "An alcohol ban is in place at Lake Waramaug State Park," and buses seating 30 or more need a permit. The page also carries the lake's name: Waramaug, after the chief of the Wyantenock Tribe, translating to "place of good fishing."
The launch: car top and carry in only
This is the section that separates Waramaug from every other lake this site covers. The page's boating section says: "Only car top and carry-in boats are allowed. Power boats may only be launched on Lake Waramaug at the Town of Washington's Boat Launch." Directions: "From Route 45, go west on Lake Road to North Shore Road. Boat launch is roughly 100 feet away from the parking area." The page sends anyone with a power boat to the Town of Washington Parks and Recreation Commission for "fees, hours and regulations," and asks every boater to inspect the boat for vegetation before putting in.
Read together with the state's 2026 launch entry for the park, quoted in every state boat launch on the lakes this site covers, that means a 12 horsepower limit at the state launch, an inspection call before launching, and a cap of 20 non-residents on the water through the town and state launches combined. The buyer's version of that rulebook, from the Lake Waramaug Association and the Town of Washington, is in Lake Waramaug for a second home, the lake that inspects every boat. There is no state ramp for a trailered motorboat on this lake, and the state's own page is the document that says so.
Canoe, kayak and paddleboard rentals are offered on site for the 2026 season by a private operator the page names, daily from June 19 to August 30 and on weekends with weekday appointments before and after that window. The page publishes the operator's rates and a weekday morning discount; they are the operator's, not the state's, so they are not repeated here.
The campground
The page describes "76 campsites and six rustic cabins in wooded and open settings, many overlooking the adjacent lake," with a season that "begins Memorial Day Weekend and ends Columbus Day." The dates as printed: "2026 Season: Opens Friday, May 22 and closes Monday, October 12 at noon. 2027 Season: Opens Friday, May 28 and closes Monday, October 11 at noon." Cabins rent on Fridays and Saturdays only, with a two night minimum, and are not available after Labor Day weekend. The rules: the office closes at 9:00 p.m. and campers must be on site by 8:45 p.m. to check in; no alcohol; no pets; six people and a 14 day maximum per site. Sites come with a picnic table, fire ring and grate; the campground has bathhouses with hot showers, dishwashing and potable water, concessions, firewood and ice, a dumping station and picnic shelters. Reservations are through Reserve America or the state's camping phone line. Daily rates for residents and non-residents, and the cabin deposit and occupancy tax, are printed on the page and change by season.
For an owner on the north shore, the campground calendar is the traffic calendar: 76 sites from late May to Columbus Day, with the cabins adding weekend turnover through Labor Day.
Fishing, swimming and the eight mile ride
- Fishing. The page calls the lake "the second largest natural lake in the state" and "one of the cleanest," with "some of the best largemouth and smallmouth bass fishing around, especially for larger-sized bass more than 16 inches in length," and lists largemouth bass, smallmouth bass, chain pickerel, yellow perch, brown bullhead and sunfish, "even when the lake freezes over."
- Swimming. The beach has a water quality report "updated weekly, Memorial Day - Labor Day," and it is, in the state's words, the only public access point on the lake. That weekly report is the document to read before assuming anything about the water in front of a house.
- Biking. "The eight mile circuit follows along the perimeter of the lake," on Lake Waramaug Road and Shore Road, which the page calls "winding and narrow in places, and best for confident cyclists." The same two roads are the ones a lakefront driveway opens onto.
Pets and fees
Pets are allowed on leash in the picnic areas and not permitted at the campground or the beach. Parking is free for Connecticut registered vehicles; out of state vehicles pay a daily fee that differs between weekdays and weekends, with a season pass option, at amounts the state publishes on the page. The page's date for all of this is August 17, 2026.
What this means for a buyer on Waramaug
- The lake has no state ramp for a trailered motorboat. The state park launch is for car top and carry in boats; the Washington town ramp, with its inspection, is the only way a power boat goes in. Ask how the seller has been launching, and where the boat winters.
- One public point on 656 acres means the rest is private. That is the lake's appeal and its constraint: a lakefront house is one of the few ways onto the water, and the deed, the shoreline and any dock are worth a closer look than on a lake with public ramps everywhere.
- The campground and the loop road set the summer and fall rhythm. 76 sites from May 22 to October 12 in 2026, cabins through Labor Day, sightseers in leaf season, cyclists on the narrow shore roads. A seller on Lake Waramaug Road or Shore Road can tell you what a Saturday in October sounds like.
- Three towns, three sets of rules. The park lists itself as Kent/New Preston; the lake is shared with Warren and Washington. The Kent overview, the New Preston overview and the Warren overview carry the town level detail, including mill rates from the state's dataset.
