Candlewood Knolls is a private lake community on the New Fairfield shore of Candlewood Lake, built around three beaches and a marine operation. It is one of the most asked about communities on the lake, and the thing buyers want most here is rented by the season and does not travel with the deed.
This is the most useful thing to understand before you tour.
Candlewood Knolls Community is the corporation. It publishes the marine rules and runs the beaches, the docks and the slips. The Candlewood Knolls Tax District is the taxing body that appears on the state's list. Separate entities, separate roles, and a question sent to the wrong one gets a confident answer to a different question.
Anything about a slip, a fee or a rule is the Community. The second line on your tax bill is the District.
The Community operates a fixed number of slips, roughly ninety four, plus jet ski docks, wall spaces and kayak racks across its three beaches. That is fewer than the number of households, so every season the question is not what you pay but where you stand.
Six tiers decide that, and stockholders in Candlewood Knolls Community who held a slip last year sit at the top of them. Property owners without stock rank below every stockholder. Renters rank below every owner. So the question that actually determines your access is whether the property you are buying carries CKC stock, and that is a title question rather than a conversation. Renting anything at the water here means proving two things every year: that the craft is registered, and that it is insured to the Community's minimum in the name of the person taking the slip. The insurance proof has to be the declaration pages rather than the wallet card, because the card does not show coverage amounts or the dates cover is in force.
None of that is difficult. It is simply not something you file once at closing and forget, and buyers who plan to acquire a boat after moving in should know the slip paperwork and the boat purchase are linked.
Boats go in around the third week of May and come out on Columbus Day Monday. If you are underwriting this as a second home, that window rather than the calendar year is the number to run the economics against.
Candlewood Knolls is a special tax district, so a house here carries New Fairfield's rate and the district's rate on the same assessment.
The district rate fell sharply in fiscal 2026, and that is not a tax cut. New Fairfield revalued, and a district raising the same budget against higher assessments needs fewer mills to do it. The five year table for this district and every other one on the lake is in the second mill rate.

Does a Candlewood Knolls house come with a boat slip? No. Slips are rented by season through Candlewood Knolls Community and are not conveyed with a property. The previous owner having one is not a guarantee that you will get one.
How many slips are there? The Community publishes approximately 94, plus jet ski docks, wall spaces and kayak racks, across North Beach, South Beach and Middle Beach.
What decides whether I can get one? A published priority order. Stockholders in Candlewood Knolls Community who held a slip last year come first, then stockholders requesting a new one by date of request, then non stockholder property owners, then renters. Whether the property carries CKC stock decides where you enter that queue.
What insurance do I need? Watercraft insurance declaration pages, not an ID card, showing a minimum of 300,000 dollars of liability and property damage coverage in the name of the person renting the slip, supplied every year alongside a current registration.
How long is the boating season? Roughly twenty weeks. Boats go in tentatively in the third week of May and come out on Columbus Day Monday.
