Bantam Lake is the largest natural lake in Connecticut, roughly 947 acres in the towns of Litchfield and Morris. That word natural is the whole story here. Unlike Candlewood and Lillinonah, which are man made impoundments operated under a federal license, Bantam was not built for hydroelectric storage, and the shoreline rules that dominate a Candlewood purchase do not apply the same way. It is a natural lake rather than a reservoir. Candlewood and Lake Lillinonah are impoundments operated by FirstLight under a federal license, and FirstLight's shoreline permitting covers Candlewood Lake, Lake Lillinonah, Lake Zoar and the Housatonic River. Bantam is not part of that system. In practice, the questions that dominate a Candlewood waterfront purchase, meaning the federal Project Boundary, dock permits that do not transfer with the property, and the annual winter drawdown, do not apply here in the same way. That does not mean there are no rules, it means they come from the towns and the state rather than from a power company. Roughly 947 acres, with a maximum depth around 25 feet and an average closer to 14, so it is considerably shallower than the big impoundments. For its size it carries an unusually established water sports culture. The Bantam Lake Ski Club is the oldest continuously operating water ski club in the United States, and the Litchfield Hills Rowing Club is based here as well.
The state's 2025 bass tournament document lists Bantam at 955.4 acres with 17 permitted tournaments, 1,309 estimated angler hours and 1.37 hours per acre, less than half of Candlewood's 3.24, and one Bantam largemouth of 6.14 pounds on the state's top 20 list. A great deal of it is protected rather than developable. The White Memorial Foundation, founded by Alain and May White in 1913 specifically to preserve the areas around Bantam Lake from development, holds roughly 4,000 acres, including land at the northern end of the lake and the Marsh Point peninsula. That is a large part of why the shoreline feels less built up than lakes of comparable size, and it is also why the supply of waterfront here is structurally limited.
Not in the same way. Candlewood's winter drawdown is a hydroelectric operation, planned and announced each year by the operator and occasionally overridden by federal energy orders. Bantam is a natural lake and is not part of that system, so a buyer moving between the two should not assume the same seasonal change in shoreline. If seasonal water level matters to how you plan to use a dock, ask locally rather than transferring assumptions from another lake.
Litchfield and Morris. Those are different towns from the five around Candlewood, with their own mill rates and their own revaluation cycles, so a Bantam property and a Candlewood property are not comparable on taxes just because the purchase prices look similar. As anywhere in Connecticut, run the actual assessment times the actual mill rate on each specific property, and check where each town sits in its revaluation cycle before you assume a tax figure will hold. For reference, the Office of Policy and Management's mill rate dataset lists Morris at 19.43 and Litchfield at 20 for the fiscal year ending 2026, against the October 1, 2024 grand list, up from 17.58 and 18.5 the year before.
Two more state documents apply here. The Deer Island Association in Morris levies a second mill rate on the same assessment, 2.14 mills for fiscal 2026 in the state's dataset, listed with five years of rates in the second mill rate: every Candlewood Lake tax district on the state's fiscal 2026 list. And the state park on Route 202 in Litchfield, with its summit tower, pond beach and a parking cap that closes the park, is quoted in Mount Tom State Park as the state describes it.

Bantam Lake lies in Litchfield and Morris, both of which are in the Northwest Hills Planning Region, and in Connecticut the Federal Housing Finance Agency sets the conforming loan limits by planning region rather than by county. The Candlewood Lake towns just south, New Milford among them, are in the Western Connecticut Planning Region at 977,500 dollars.
