Sherman's mill rate is 16.67 for the fiscal year ending 2026, by far the lowest of the five lake towns. See why that does not make it half the tax bill of New Milford, then read the guides:

Sherman's mill rate is 16.67 for the fiscal year ending 2026, according to the Connecticut Office of Policy and Management. Connecticut assesses property at 70 percent of market value, so a home assessed at $400,000, which implies roughly $571,000 of market value, works out to about $6,668 a year at that rate. That is the arithmetic, but the rate on its own is not the answer. Your bill is the assessment multiplied by the mill rate, and a town with a low rate and high assessments can bill more than a town with a high rate and low assessments. Before comparing Sherman to a neighboring town, pull the actual assessment on the actual house and do the multiplication yourself. Sherman's Candlewood Tax District adds 5.25 mills on the same assessment in fiscal 2026, close to a third again on top of the town rate; it and Sherman's three smaller districts are listed with five years of rates in the second mill rate: every Candlewood Lake tax district on the state's fiscal 2026 list.
A mill rate is set each year to raise whatever revenue a town budget requires, spread across the total assessed value that town can tax. So a low rate describes the relationship between one town's budget and its own tax base, and nothing more. It is not a discount, and it does not transfer to your bill automatically. Sherman's 16.67 against New Milford's 30.96 looks like a two to one difference, but the two towns also assess property differently, so the comparison is incomplete. The reliable move is to take the assessment on the specific Sherman property you care about, multiply it by 16.67 per thousand, and compare that number against the same calculation for a specific house in the other town.
For the fiscal year ending 2026 the published rates are Sherman 16.67, Danbury 24.99, New Fairfield 26.33, Brookfield 28.93 and New Milford 30.96. Read as a ranking of what you will pay, that list is misleading, because each rate is set against that town's own assessments and each town sits at a different point in its revaluation cycle. A town that revalued recently shows a lower rate against current values; a town several years out shows a higher rate against older values. On lake property the gap widens further, because waterfront values have not moved in step with inland values, so an assessment set in an older market can be well behind what a Sherman waterfront home would sell for today.
Not automatically. FirstLight issues Candlewood dock permits to the owner rather than to the property, so a new owner applies for their own. This catches Sherman buyers more often than most, because the shoreline here photographs beautifully and the dock in the listing photos may not be part of the sale at all. Establish what exists, what is authorized, and what your own path to a permit looks like before you offer.
The Sherman arm has its own line in the lake's records. The Candlewood Lake Authority's 2025 water quality report gives its Sherman station a 2.66 meter average Secchi reading, second clearest of the four, and records that the late fall 2025 bloom in the main basin spread northward into the Sherman arm. The Authority's 2025 Lake Steward report counted 10 boater stops at the Sherman town ramp, the fewest on the lake. Candlewood Lake water quality in 2025 and who launches on Candlewood Lake read both reports for a buyer.
No, and the difference is most of the price. Direct waterfront, dock rights, association access and simple proximity are four different products, and a listing that says “lake” may mean any of them. Get your category confirmed in writing from the deed and any association documents before you rely on a comparison to a neighboring sale.
You are not required to have one, which is the reason it matters. Connecticut does not license or certify septic inspectors, so there is no state credential to check. Sherman shoreline property is overwhelmingly on private septic, and the number that counts is the bedroom count the system was designed for, which should be on file with the town health department. A house that sleeps more people than the system was sized for is a deduction you inherit.
Check the town’s current zoning regulations before you assume either way, and do not rely on a state survey to answer it. The Office of Legislative Research list of towns with express short term rental rules is a snapshot, not a register, and it demonstrably missed at least one Candlewood town that already regulated. Ask Sherman’s zoning office about the specific address.
Waterfront here carries questions an inland house never raises, and every one of them is cheaper to answer before you are under contract than after.
