New Fairfield's mill rate is 26.33 for the fiscal year ending 2026, according to the Connecticut Office of Policy and Management. Connecticut assesses property at 70 percent of market value, so a home assessed at $400,000, which implies roughly $571,000 of market value, works out to about $10,532 a year at that rate. That is the arithmetic, but the rate on its own is not the answer. Your bill is the assessment multiplied by the mill rate, and a town with a low rate and high assessments can bill more than a town with a high rate and low assessments. Before comparing New Fairfield to a neighboring town, pull the actual assessment on the actual house and do the multiplication yourself. Eleven New Fairfield lake community tax districts levy a second rate on the same assessment, from Candlewood Knolls at 5 mills to Bogus Hill at 1.74 in fiscal 2026; every one of them, with five years of rates, is in the second mill rate: every Candlewood Lake tax district on the state's fiscal 2026 list.
That drop, more than 10 mills in a single year, is a revaluation reset rather than a tax cut. Assessed values across New Fairfield were brought up to current market evidence, the Grand List grew, and the mill rate came down so the town raised a similar amount of revenue against a larger base. State figures show the town running 32.47, then 34.90, then 36.52, then 26.33 for the fiscal year ending 2026. Nobody's taxes fell 28 percent. This is the clearest example on Candlewood Lake of why a falling mill rate is not good news on its own and a rising one is not bad news on its own. What changed is the denominator, not what the town collects.
For the fiscal year ending 2026 the published rates are Sherman 16.67, Danbury 24.99, New Fairfield 26.33, Brookfield 28.93 and New Milford 30.96. Read as a ranking of what you will pay, that list is misleading, because each rate is set against that town's own assessments and each town sits at a different point in its revaluation cycle. A town that revalued recently shows a lower rate against current values; a town several years out shows a higher rate against older values. On lake property the gap widens further, because waterfront values have not moved in step with inland values, so an assessment set in an older market can be well behind what a New Fairfield waterfront home would sell for today.

Because “waterfront” covers four different products here. Direct waterfront, dock rights, association access and simple proximity sit at four different price levels, and a listing may use the word for any of them. New Fairfield has more variation between its lake neighborhoods than any other Candlewood town, which is why two houses at the same number can be genuinely different purchases. Get your category confirmed in writing from the deed and the association documents.
You are not required to have one, which is exactly why it matters. Connecticut does not license or certify septic inspectors, so there is no state credential to verify. Most of the shoreline is on private septic, and the figure that counts is the bedroom count the system was designed for, on file with the town health department. A house sleeping more people than the system was sized for is a cost you inherit.
Not necessarily, and the difference matters. Several of the larger Candlewood associations run regulated community water systems rather than private wells, which carries different testing, billing and disclosure implications. Establish which one serves the specific address before you budget for either.
Waterfront here carries questions an inland house never raises, and every one of them is cheaper to answer before you are under contract than after.
One of those questions is the water itself. The Candlewood Lake Authority's 2025 water quality report, posted in March 2026, recorded the year's lowest clarity reading at its New Fairfield station in October and a late fall bloom in the main basin off New Fairfield that spread into the Sherman arm. Another is the state ramp at Squantz Cove. The state's Candlewood tournament guidelines, revised January 14, 2025, count "more than 150 tournaments" a year at the lake's two public launches and send the nighttime events to Squantz Cove, where contestants "must arrive at the boat launch by 8:00 PM," cannot use amplified sound or generators, and must idle out of the cove at no-wake speed until beyond the point; the state's permit list dated September 3, 2026 shows 22 of the 25 remaining 2026 Candlewood tournaments launching there.
